The roof restoration process
1. Roof Inspection
- Call Enfield Roof Restorations to arrange for a free measure and quote. Your roof will be thoroughly inspected for signs of wear and damage. Photographs will be taken of your roof and provided to you with your quotation. Particular attention is paid to the ridgecaps, the overall state of your tiles or iron roof and the valleys and gutters. Your quotation will be typewritten and itemised thoroughly so you can understand how the costs are broken down.
- Your roof will be accurately measured by a licensed and insured tradesman with years of experience, not a salesperson.
- The cost of your roof restoration is generally based on three factors:
- The size of your roof in square metres
- The number of ridgecaps requiring stripping and re-bedding
- The number of tiles requiring replacement
2. Ridgecaps
- Ridgecaps will generally require complete stripping and re-bedding on a new sand/cement mortar bed. The caps are removed and the old mortar is chiseled off and disposed of. A bedding frame is used by a qualified roof tiler and the caps are re-set on the mortar.
- The ridges are then re-pointed with an acrylic pointing compound, generally referred to as flexi-point. This is an acrylic pointing compound that is specifically designed for ridgecap pointing. It is flexible and resists cracking that occurs as a roof moves over time.
- On some occasions the ridgecaps may not need to be completely stripped and some may be re-pointed only. However, this is rare and only carried out where the mortar bed is sound and free of cracking.
3. High Pressure Clean
- Stormwater runoff is diverted away from rainwater collection points.
- The entire roof surface is cleaned with a high-pressure water cleaner at 3500 psi to remove dirt, moss and lichen.
- Any broken or chipped tiles are also replaced at this stage and pressure cleaned at the same time as the rest of the roof. Spare tiles are also cleaned and later coated with a membrane and left for unexpected future repairs.
4. Acryloc CRC (Commericial Roof Coating system) – 10 year warranty
Aged Colorbond steel roof sheets
- Colorbond may oxidize over time causing the colour to fade and become powdery. After pressure cleaning they require the application of one coat of Acryloc Primerbond Roof Restore by airless sprayer. Primerbond Roof Restore is a premium water-based primer recommended for use with CRC topcoats for roof restoration. It prepares the substrate to a uniform porosity and ensures even sheen retention of topcoats.
- Two coats of Acryloc CRC (Commerical Roof Coating System) are applied to the roof by airless sprayer. This is a high build protective coating specifically designed for roof applications in Australia’s harsh climate. It provides a hard self-cleaning surface while having ‘in-built’ flexibility to cope with rapidly changing roof surface temperatures experienced daily.
Zincalume or Galvanised Steel or bare metal roof sheets
- One coat of Primerbond Metal and Galv primer is applied to the roof by airless sprayer. It is a water-based galvanized steel and ferrous metal primer.
- Two coats of Acryloc CRC (Commerical Roof Coating System) are applied to the roof by airless sprayer. This is a high build protective coating specifically designed for roof applications in Australia’s harsh climate. It provides a hard self-cleaning surface while having ‘in-built’ flexibility to cope with rapidly changing roof surface temperatures experienced daily.
Concrete tile
- One coat of Acryloc Mould Rid. Mould Rid is an anti-fungal wash that is applied by a low pressure garden sprayer. It inhibits re-growth of mould spores.
- One coat of Acryloc Primerbond Roof Restore by airless sprayer. Primerbond Roof Restore is a premium water-based primer recommended for use with CRC topcoats for roof restoration. It prepares the substrate to a uniform porosity and ensures even sheen retention of topcoats.
